Flood Real Estate LLC (“Living in Idaho,” “we,” “our,” or “us”) respects your privacy. This Privacy Policy explains what information we collect when you visit livinginid.com, fill out one of our forms, book a call, call, text or email us, or otherwise use our services, and how we use, share and protect it.

Craig Flood is a licensed real estate agent with eXp Realty (Idaho License SP56000) and a licensed mortgage loan originator with Texana Bank (NMLS # 2839691). This policy covers Living in Idaho. If you apply for a mortgage, Texana Bank’s own privacy notice governs the information you give the bank as part of that application.

Information We Collect

Information you give us. When you fill out a form, book a call, or talk with us, we may collect:

  • Your name, email address and phone number

  • Where you live now and the Idaho areas you are interested in

  • Whether you want to buy, sell or rent, your timeline and your price range

  • Whether you have a mortgage pre-approval (yes or no — we do not ask for your credit, income or account numbers on our website)

  • The address of a property you want to sell

  • Your travel dates if you plan to visit Idaho

  • Anything else you choose to tell us in a form, message, email or call

Proof of your consent. When you check a consent box on one of our forms, we keep a record of the wording you agreed to, the date and time, the page you were on, your IP address and your browser type. We keep this so we can show when and how you agreed to hear from us.

Calls and meetings. We record and transcribe consultation calls and video meetings so we can keep accurate notes and follow up on what you asked for. We tell you at the start of each call that it is being recorded. If you would rather not be recorded, tell us and we will turn recording off.

Information collected automatically. When you visit our website, we and our analytics and advertising providers automatically collect information such as your browser and device type, pages you view, the website or link that sent you, general location based on your IP address, and how you interact with our pages. This is collected through cookies, pixels, local browser storage and similar technologies (see “Cookies, Analytics and Advertising” below).

Campaign links. When you arrive from one of our campaign links (for example a YouTube video), we save the campaign source in your browser for up to 90 days so that, if you later fill out a form, we know which link sent you. That campaign information is saved with your inquiry.

How We Use Your Information

We use your information to:

  • Respond to your inquiry and provide the services you ask for

  • Schedule, confirm and follow up on calls and appointments

  • Introduce you to a real estate agent or loan partner who can help you (see “How We Share Your Information”)

  • Send you calls, texts and emails about your inquiry, as described below

  • Keep records of your consent and your communication preferences

  • Understand how people find and use our website, measure our advertising, and improve our website and services

  • Protect against fraud and misuse, and comply with the law

We do not sell or rent your personal information to data brokers, list sellers or other businesses for their own marketing. We share it with a real estate agent or lender only to connect you with them for your move, as described below.

Calls, Texts and Emails

When you check the consent box on one of our forms, you agree to receive calls, text messages and emails from Flood Real Estate LLC (Living in Idaho) at the phone number and email address you provide about your inquiry — for example replies to your questions, help scheduling a call, appointment confirmations and appointment reminders. If we are not able to schedule a call with you yet, we may also send you one email with Idaho relocation resources, which may mention our YouTube channel. We do not keep following up after that email unless you contact us. Some of these may be sent automatically. Message frequency varies. Message and data rates may apply. Your consent is not a condition of buying any property or service.

Apart from that one resources email, we do not currently send marketing or promotional texts or emails. If we start, we will update this policy first and ask for your consent where the law requires it.

  • Texts: Reply STOP at any time to stop text messages, or HELP for help. See our SMS Terms.

  • Emails: Use the unsubscribe link in any email that has one, reply to any email, or email us at hello@livinginid.com.

  • Calls: Tell us on the call, or email or text us, that you do not want calls.

You can also opt out of any of these by contacting us in any reasonable way, and we will honor your request promptly and within 10 business days at the latest.

How We Share Your Information

We share your information only as described here:

  • Real estate agents. To help you buy, sell or rent, we may introduce you to a licensed real estate agent in the area you are interested in and share your contact details and the information you gave us about your move. That agent may contact you about your real estate needs. If you buy, sell or rent through an agent we introduced, that agent may pay us a referral fee when the transaction closes. The fee is paid by the agent, not by you, and does not change the price you pay.

  • Loan partners. If you tell us you would like help with financing, or you ask to be introduced, we may share your contact details and move information with a mortgage lender. Once you work with a lender, that lender’s own privacy notice applies to the information you give them. You are never required to use any lender or other provider we introduce.

  • Service providers. Companies that help us run our business — for example our customer relationship and messaging system, scheduling and calendar tools, email, website hosting, call recording and transcription, and document signing. Some of these providers use artificial intelligence tools to transcribe or summarize calls and notes for us. They may use your information only to provide services to us.

  • Analytics and advertising providers. As described in the next section.

  • Legal reasons. When required by law, to respond to legal process, or to protect our rights or the safety of others.

  • Business transfers. If our business is sold or reorganized, your information may be transferred as part of that transaction.

Text messaging: We do not share or sell your mobile phone number or text message opt-in information with third parties or affiliates for their marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with any third parties, except service providers that help us deliver our text messages.

Cookies, Analytics and Advertising

We use:

  • Google Analytics, to understand how visitors find and use our website. Learn how Google uses this information at policies.google.com/technologies/partner-sites. You can opt out with the Google Analytics opt-out browser add-on.

  • Advertising measurement pixels (for example from OpenAI), to measure whether our ads lead to visits, form submissions and booked calls. These may collect information about your visit and your device.

We do not send your name, email address, phone number or the answers you type into our forms to analytics or advertising providers.

These providers may collect information about your online activities over time and across different websites, and may use cookies, pixels and similar technologies to do so. You can block or delete cookies and local storage in your browser settings; parts of the website may not work as well if you do.

Do Not Track. Our website does not currently respond to browser “Do Not Track” signals.

How Long We Keep Information

We keep your information for as long as we need it to serve you and for our legitimate business needs, including keeping records of real estate transactions and of your consent and opt-out requests as the law requires. When we no longer need it, we delete it or make it anonymous.

Data Security

We use reasonable administrative, technical and physical safeguards to protect your information. No website, transmission or storage system is completely secure, so we cannot guarantee absolute security.

Your Choices and Rights

You may ask us to:

  • Tell you what personal information we have about you

  • Correct information that is wrong

  • Delete your information, unless we need to keep it by law or to finish a transaction you asked for

  • Stop sending you texts, calls or emails

Depending on where you live, state law may give you additional rights; we will honor requests as those laws require. Nevada residents may send a request not to have their personal information sold to hello@livinginid.com.

Children’s Privacy

Our website and services are meant for adults. We do not knowingly collect personal information from children under 13. If you believe a child has given us information, contact us and we will delete it.

Links to Other Websites

Our website links to and embeds content from other services (for example YouTube, Wistia videos and maps). Those services have their own privacy policies, and we are not responsible for their practices.

Changes to This Policy

We may update this Privacy Policy from time to time. When we do, we will change the Effective Date at the top of this page. If we make a material change to how we use information you have already given us, we will ask for your consent where the law requires it.
